Under and by virtue of a Writ of Execution, issued out of the District Court for Howard County, Case # D-101-CV-19-011968, Willowood Homeowners Association, Inc. vs. Thomas C. Ballinger. I have seized and taken into execution and will sell at Public Auction the following described real property:

6213 Manchester Way is described as: a three-story townhouse with a single car garage. The second and third floors in the front both have one double and one single window. In the rear of the residence double doors lead out onto a wooden deck. The second and third floors both have one single window.

Being all of the same property as described in a deed dated November 18, 2004, recorded December 2, 2004, among the Land Records of Howard County, MD at Liber 8818, folio 355, which has the address of 6213 Manchester Way, Elkridge, MD 21075.

Subject to covenants, easements and restrictions of record.

Being known and Designated as Lot No. 124 as shown on the Plat entitled “Willowood, Section One, Area One, Lots 92 thru 7733, Sheet 2 of 4, 1st Election District, Howard County, Maryland, as Plat CMP 8717.

The improvements thereon being known as 6213 Manchester Way, Elkridge, MD 21075

The property will be sold in an “AS IS” condition and without any warranties, either express or implied, as to the nature, condition or description of the property, and subject to all easements, restrictions, liens and other matters of record and all existing violations, as well as subject to any state of facts that an accurate survey or physical inspection of the property might disclose, if any.

TERMS OF SALE: A deposit of $5,000.00 is required at time of sale, with the balance due 10 days after Ratification of Sale by the Court. The deposit and balance must be paid by Cash, Certified Check or Cashier’s Check payable to the “Sheriff of Howard County”. No personal or business checks accepted. To bid, you must a have a government photos ID (i.e. Driver’s license) and the $5,000.00 deposit in hand.

In the event of default by said purchaser and at their risk and expense, the Sheriff may declare the deposit forfeited and resell the premises, without a Court Order. The defaulting purchaser will be liable for the costs and expense of both sales. The forfeited deposit, less expenses, will be credited towards the judgment at time of ratification. The sale will be final after ratification from the Court.
