Listing Terms and Conditions
TERMS: Payment is due upon receipt of invoice by cash or checks with bank letter of guarantee. A 13% Buyer’s Premium will be added to the final bid prices. The successful buyers will have until April 30, 2019 to remove the homes from the property. Any contractor (including carpenter, crane company, mover) conducting business on the property must have minimum of $1,000,000 General Liability Insurance Policy. Buyers will be responsible for making all removal arrangements within this time frame. Risk of loss for the homes will be with the buyers upon completion of auction sale. A 5.5% Maine State sales tax will be due from the buyers at time of payment. The tax will be based on 50% of the purchase price on the Cape and Ranch style homes. The Chalet style home (former office) will be exempt from sales tax. The buyer of the Chalet style home will be responsible to pay the outstanding real estate taxes in the amount of $5,100.39 that are due to the Town of Waldoboro. This outstanding amount is calculated as of March 14, 2019 and will included on the invoice and due from the buyer upon receipt of the same. Auctioneer will then submit the tax payment to the Town of Waldoboro. The Cape and Ranch style homes do not have any outstanding tax amounts due to the Town of Waldoboro.
