Timber Specifics:  This 425+/- acre property contains 414+/- acres of merchantable timber.  This is a mature tract of timber with varying grades of logs.  The predominate merchantable species are:  White Oak, Chestnut Oak, Red Oak (different varieties), Post Oak, Poplar, Hickory, Ash, Maple, Black Cherry, Sweetgum, Shortleaf Pine, Loblolly Pine, Virginia Pine, and a few other miscellaneous species.  Upper coastal plain soils should allow for winter logging of the tract.  The tract is in a good location for hardwood and pine log markets in TN, AL, and MS.  *See Timber Volume Summary Attachment.

1.5 Mile Road Frontage:  From the NE corner of the property on Hwy 69, the timberland's road frontage continues for approximately 1.5 miles to the NW corner of the property just past Second Creek Road.  This property is located in Wayne County, borders the AL/TN state line and Hardin County line.

Plenty of game - City water available - Several springs on the property - Property adjoins the AL/TN line and Hardin County line - Last cut in 1958
