THURSDAY AUCTION THURSDAY, JULY 27, 2017 5:30 PM AUCTIONEER’S NOTE: Auction will start with personal property at 5:30 PM. The real estate will be sold at 6:30 PM.
LOCATION: 1223 Maple Street, Fairbury, NE
LEGAL DESCRIPTION: North 73 ½’ of Lot 4, Bailey & Christian Subdivision to Fairbury, Jefferson County, Nebraska.
HOUSE DESCRIPTION: The main floor has 960 SF and includes a living room, kitchen with eating area, 3 bedrooms, and full bathroom. The partly finished, full basement has a bathroom, laundry, and bonus rooms. There is an older Coleman gas furnace, newer Tempstar central air unit, and electric water heater. There is a small deck on the rear of the home. The lot measures 74’ x 148’.
TAXES: The 2016 and all prior years’ taxes have been exempt. The 2017 taxes will be prorated to the date of closing based on the 2016 taxes which would have been $648.76.

TERMS: A non-refundable earnest deposit of $5,000 shall be paid down the day of the auction upon signing purchase agreement. The balance shall be due on or about August 25, 2017. The cost of title insurance and escrow closing shall be shared equally between the Buyer and Seller. Abstract & Title, Inc. shall be the title insurance company and Schultis & Son, Inc. shall conduct the escrow closing. The property is not sold subject to loan approval and is treated as a cash sale. The property is sold in AS IS condition with no survey, warranties, inspections, repairs, or treatments provided or paid for by the Seller or Real Estate Firm.
