$1,000.00 Escrow Deposit Due at the time of Auction, Personal Checks accepted, balance in certified funds at closing.  Seller to provide abstracts to date and title insurance commitment showing marketable title per the title standards of the Oklahoma Bar Association, Personal Representatives Deed and Documentary Stamps.  Vinita Title Company, Vinita, OK shall be the escrow and closing agent.  Buyer responsible for $300.00 closing fee to the title company. 

Property sells by legal description in its present “as-is” condition.  Prospective Bidders are encouraged to perform any inspections of the property at their expense they desire prior to the Auction!  Taxes prorated to closing date.  Closing on or before April 3^rd, 2017 or at a time agreeable to both parties. 

If the winning Bidder fails to close they shall forfeit their escrow deposit and the property shall be offered to the second highest Bidder for the balance due.
