Orr Auctioneers Inc. will determine the Auction order and reserve the right to offer and sell the property in any manner they feel will result in the highest return for their seller. Bids placed within the last 4 minutes of the auction will extend the auction 4 minutes. Bid extensions continue and the auction does not end until there are no bids for 4 minutes. Auction lots 1,2,3,4,5,6 are linked lots. As linked lots none of these will close until there are no bids on any of the 6 lots for 4 minutes. This allows bidders the ability purchase or participate in the bidding process with flexibility. The successful bidder of each property shall be determined by competitive online bidding only. The Auction will open Thursday August 20^th and begin to close Thursday August 27^th, 2020 at 9:00 AM. The successful and winning bidder will be required to sign a purchase agreement contract supplied by Auctioneer immediately following the conclusion of the bidding portion of the Auction. Earnest money deposits in the amount of 10 % of the winning bid must also be paid within 2 business days. Purchasers who are unable to close because of insufficient funds will be in default and the earnest money deposit will be forfeited. This is a cash sale and is not subject to purchaser financing nor any other contingencies. Seller will provide current up to date abstract at seller’s expense and will convey the property by Warranty deed. 2020 taxes will be prorated to the day of closing.
