Listing Terms and Conditions
MINERAL & WATER RIGHTS: Any mineral and water rights owned by the Seller will transfer to the Buyer. INSPECTION: The ground is open for inspection. POSSESSION: Full possession will be granted upon the down payment check clearing the bank. TAXES: Seller shall be responsible for the 2023 and all prior years� taxes. Buyer will be responsible for all subsequent years� taxes. MANNER OF SALE: The property will be sold by dollars per acre multiplied by the number of acres (TI- 240.74, TII-78.28). Each tract will be offered individually and will not be combined. TERMS: An earnest deposit equal to 20% of the purchase price shall be paid the day of the auction upon signing the purchase agreement. The balance shall be paid on closing which will be on or about April 5th, 2024 in the form of certified funds. Title insurance and escrow closing fees shall be shared equally between Buyer & Seller. Any lender�s policy or required endorsements shall be the expense of the Buyer. Nebraska Title Company shall be the title insurance company and will conduct the escrow closing. The farms are not being sold contingent on loan approval. Make all financial arrangements prior to the auction. The properties are sold in �AS IS� condition with no survey, warranties, inspections, repairs, or treatments provided or paid for by the Seller or Real Estate Firm. Schultis & Son, Inc. are agents of and represent the Seller in this transaction. The sale is subject to confirmation by the Seller. The Sellers are doing a 1031 Exchange. Buyers agree to participate in the 1031 Exchange by signing any necessary documentation.
