TERMS: An earnest deposit equal to 50% of the purchase price shall be paid the day of the auction upon signing the purchase agreement. The earnest deposit shall be made to the Sellers and Heartland Bank. The balance shall be paid on closing which will be on or about January 3rd, 2024 in the form of certified funds. Title insurance and escrow closing fees shall be shared equally between Buyer & Seller. Any lender�s policy or required endorsements shall be the expense of the Buyer. Nebraska Title Company shall be the title insurance company and will conduct the escrow closing. The farm is not being sold contingent on loan approval. Make all financial arrangements prior to the auction. The property is sold in �AS IS� condition with no survey, warranties, inspections, repairs, or treatments provided or paid for by the Seller or Real Estate Firm.
