REAL ESTATE AUCTION TERMS & PROCEDURES DOWN PAYMENT: A down payment of $5,000.00 will be made following the auction, with the balance due at closing. The down payment may be made in the form of cash, cashiers check, personal or corporate check. Your bidding is not conditional upon financing, so be sure you have arranged financing, if needed and are capable of paying in full at closing. ACCEPTANCE OF BID PRICES: Successful bidder will be required to enter into a purchase agreement immediately following the close of the auction. The final bid price is subject to the Seller�s acceptance or rejection. EVIDENCE OF TITLE: An ALTA Title Insurance Commitment in the amount of the Contract Price will be issued. Seller shall pay the fees incurred for title search and Seller�s title insurance policy. DEED: Sellers shall provide General Warranty Deed. CLOSING: The balance of the real estate purchase price is due at closing, which will take place on, or before, December 6, 2023. POSSESSION: Possession will be given at closing. REAL ESTATE TAXES: Seller to pay taxes for 2022 payable 2023. 2023 taxes will be prorated to the day of closing. ACREAGE: All boundaries are approximate and have been estimated based on current legal descriptions. SURVEY: No survey will be provided by the Seller.
