All inspections must be completed prior to bidding. � SOFT CLOSE AUCTION: If a bid is received within the final 2 minutes, then time will be extended an additional 2 minutes. � PROPERTY: 6730 Still Point Dr, Melbourne FL 32940 � LEGAL DESCRIPTION: Lot 12, Still Point Phase II A, according to the Map or Plat thereof, as recorded in Plat Book 45, Page 11, of the Public Records of Brevard County, Florida. � REGISTRATION: To register, bidder must submit a signed copy of these Terms along with a $50,000 Registration Deposit to Heritage prior to the auction: either in the form of a certified check made payable to Brevard County Clerk or alternatively, in the form of a wire to Heritage�s Escrow account (wire information available upon request). Said Registration Deposit is returnable if you are not the winning bidder. � CLOSING PROCEDURE/TIMELINE; FAILURE OF PERFORMANCE: Within 3 days of the Auction, a completed unaltered Sales Contract shall be submitted to Heritage. Within 21 days of the Auction, the balance of the Bid Price and the Clerk�s Registry Fees (calculated at 3% of the first $500 and 1.5% thereafter on the Bid Price) shall be paid by certified check to Brevard County Clerk, the Florida Documentary Stamp Taxes (calculated at $10 + $0.70 per $100 of the Contract Price) shall be paid by certified check to Brevard County Clerk, the 12% Buyer�s Premium shall be paid by certified check to Heritage Realty & Auction Co Inc, and Brevard County Clerk shall issue a Certificate of Title, unless extended by the Court or Brevard County Clerk. Buyer�s failure to pay these balances within the said 21 days, shall result in the forfeiture of any Deposits and the sale shall be deemed void. Seller reserves the right to solicit backup contracts. � CONVEYANCE/POSSESSION: Seller shall convey title to the Real Property by Certificate of Title pursuant to an order of the Courts having jurisdiction in the transfer of the subject real estate. Possession upon delivery of Certificate of Title. � PROPERTY TAX: BUYER agrees to pay ALL taxes for 2020, 2021, 2023. Note that taxes for 2022 are already paid. Seller shall NOT pay any Property Taxes. � HOA DUES: currently $2300/yr, paid for 2023 � EASEMENTS AND RESTRICTIONS: The property is sold subject to any easement, restrictions, applicable limitations, rights of way and planning and zoning regulations. � CONDITION: The real estate described herein is being sold on an �AS-IS, WHERE-IS, WITH ALL FAULTS� basis.
