Under and by virtue of a Writ of Execution, issued out of the District Court for Howard County, Case #1001-0005253-2015, Eckers Hollow Homeowners Association, Inc. vs. Basil & Mildred Pais. I have seized and taken into execution and will sell at Public Auction the following described real property:

6005 Charles Edward Terrace is described as: a two (2) story single family home, with light tan siding and black shutters. A small covered front porch, with a black front door. Also has an attached two (2) car garage.

Being all of the same property as described in a deed dated March 29, 2002, recorded April 11, 2002 among the Land Records of Howard County, MD at Liber 6112, folio 158, which has the address of 6005 Charles Edward Terrace, Columbia, MD 21045.

Subject to covenants, easements and restrictions of record.

Being known and Designated as Lot No. 29, as shown on the plat entitled, “Eckers Hollow, section I, phase I, Lots 1-11, 24-28, 42-50 & P/O 57 & 61, Sheet 3 of 5”, which plat is recorded among the Land Records of Howard County, Maryland as Plat No. 14763.

The improvements thereon being known as 6005 Charles Edward Terrace, Columbia, MD 21045.

The property will be sold in an “AS IS” condition and without any warranties, either express or implied, as to the nature, condition or description of the property, and subject to all easements, restrictions, liens and other matters of record and all existing violations, as well as subject to any state of facts that an accurate survey or physical inspection of the property might disclose, if any.

TERMS OF SALE: A deposit of $5,000.00 is required at time of sale, with the balance due 10 days after Ratification of Sale by the Court. The deposit and balance must be paid by Cash, Certified Check or Cashier’s Check payable to the “Sheriff of Howard County”. No personal or business checks accepted. To bid, you must a have a government photos ID (i.e. Driver’s license) and the $5,000.00 deposit in hand.

In the event of default by said purchaser and at their risk and expense, the Sheriff may declare the deposit forfeited and resell the premises, without a Court Order. The defaulting purchaser will be liable for the costs and expense of both sales. The forfeited deposit, less expenses, will be credited towards the judgment at time of ratification. The sale will be final after ratification from the Court.
