Manufactured Home(s) described above and its contents** and appurtenances** are being sold at Public LIVE Bid Auction, authorized by Weatherstone Village Manufactured Home Community, Michigan City,  IN. 46360 - Lienholder and Innkeeper's Lien for unpaid rent and lien for storage charges.  Contents and appurtenances may include (if any) all fixtures, appliances, furniture, TV's, curtains, drapes, mini blinds, and all other window treatments, and all other personal property located within said mobile home, all blocking, tie-downs, and set up materials, awnings, porches, skirting, steps, antennas, sheds, and all clothing, personal property and belongings therein or upon said lot. Quantity of contents is a mixture - a home, may or may not have a garage and shed may be practically empty, while other homes, and/or home, garage and shed may have furniture and personal property belongings.  All properties are abandoned, no one currently lives in the home.

Bidder(s) must be thoroughly knowledgeable of Terms, residency requirements, home moving requirements, Weatherstone Village community standards BEFORE placing a bid.

       TERMS: Cashier's Check, Money order, w/Full Photo ID,  Full payment on auction day plus other so noted other expenses. Manufactured Home(s) Sold "As Is, Where Is" no warranties or guarantees, you must rely on your own personal inspection. Not responsible for accidents, injury or items after "SOLD." You, the bidder, are responsible to secure your items you have bid on and won. Announcements made on Auction day take priority over previous publications or electronic communications.

            * Other expenses to be absorbed by the high bidder, buyer - is the cost with  LaPorte County assessor and treasurer for the transfer of title permit and estimated property taxes for 2023 plus all unpaid property taxes for previous years. Also, per Weatherstone Village MHC rules, the winning bidder of the home(s) must either; 1) Be approved by the Weatherstone Village MHC for residency/occupancy within 72 hours from time of purchase for homes which meet Community standards. Applications for the approval consideration process to live in Weatherstone Village MHC are available on-site on Auction day and can be completed on Auction day or recommended that application can also occur prior to Auction Day on-line at the Weatherstone Village  website;  or  2) Remove the home(s) off of  Weatherstone Village grounds.  Moving permit/certificate of insurance to be supplied to the Weatherstone Village  Office prior to removing or tear down beginning on said home. Monthly lot rent for any winning bidder/ buyer starts effective Auction Day.

It may be the winning bidder responsibility and requirement to take all paperwork to the LaPorte County Treasurer's office to pay outstanding taxes on home(s) and obtain transfer of title permit. He/she/they will then take all issued paperwork to the Indiana BMV (Bureau of Motor Vehicles) to have title transferred into their (he/she or corporation) name.

            Winning high bidder has 30 days after the auction to properly remove the home(s) off of Weatherstone Village grounds If a "Must Remove.". This buyer is responsible to pay accruing lot rent starting effective Auction Day. Any site fees that become due is to be paid via Cashier's Check or Money Order to Ingram Manor. 

                High Winning Bidder is NOT required to remove garage ( if any ) off premises.
