Go to the circle around area for Ingram Manor Clubhouse & Sales Center building, a parking lot is on its north side. Note - 3 different & separately managed manufactured housing communities are sandwiched next to each other on the east side on County Line Road, starting with Camelot Estates, then Camelot Manor & the 3rd & furthest south is Ingram Manor - Ingram is the one you want to enter for this Public Auction.

Be advised that the listed home(s) is being sold through a public auction managed through Diana Cook, Indiana licensed Auctioneer. At no time does Ingram Manor assume responsibility for processing any Titling Paperwork for the home(s) listed as this home(s) is titled and owned by another individual. Any and all interested parties will take FULL responsibility of this home(s) at the time of purchase on Auction Day, if he/she is the high winning bidder/purchaser.

 

Ingram Manor will relinquish all original paperwork required in which to conduct this public auction of the noted listed home(s).

 

·        Title Search indicating titleholder and/or lienholders

·        Certified letters mailed to titleholder and all lienholder(s) listed on the title search

·        Publisher's Affidavit of Publication

·        Affidavit of Sale or Disposal - Abandoned Manufactured home (Indiana Bureau of Motor Vehicles - State Form 50635) with signed Auctioneer information.

 

Winning purchaser/high bidder accepts and agrees to all responsibility of the listed home(s) effective on Auction Date in processing paperwork in which to obtain title in their name. Furthermore, all monthly fees on the site where home(s) is located become the responsibility of the purchaser beginning on Auction Day. Purchaser accepts and agrees to pay Ingram Manor ongoing monthly site fee ( $542.00 ) beginning on the date of public auction until this home has either been resold to a qualified buyer who has signed a new lease with Ingram Manor or the listed home(s) has been removed from Ingram Manor  property. If the home(s) has not been sold to a qualified buyer within sixty ( 60 ) days from the date of public auction, the purchaser must complete a community application (which has a fee for this process), obtain community approval for the site, sign the community lease and pay all required fees OR remove the home(s) from the Ingram Manor community immediately.

 

Manufactured Home(s) described above and its contents** and appurtenances** are being sold at Public Auction, authorized by Ingram Manor Manufactured Home Community, Portage, IN.  46368.  - Lienholder and Innkeeper's Lien for unpaid rent and lien for storage charges.  Contents and appurtenances may include (if any) all fixtures, appliances, furniture, TV's, curtains, drapes, mini blinds, and all other window treatments, and all other personal property located within said mobile home, all blocking, tie-downs, and set up materials, awnings, porches, skirting, steps, antennas, sheds, and all clothing, personal property and belongings therein or upon said lot. Quantity of contents is a mixture - a home, may or may not have a garage and shed may be practically empty, while other homes, garage and shed may have furniture and personal property belongings. If there is a garage with these home(s), garage must remain on Ingram Manor grounds. All properties are abandoned, no one currently lives in the home.

 

          * Other expenses to be absorbed by the high bidder, buyer - is the cost with  the County assessor and treasurer for the transfer of title permit and estimated property taxes for 2023 plus all unpaid property taxes for previous years. It is the winning bidder responsibility and requirement to take all paperwork to the County Treasurer's office to pay outstanding taxes on home(s) and to search for title and then obtain transfer of title permit. He/she/they will then take all issued paperwork to the Indiana BMV (Bureau of Motor Vehicles) to have title transferred into their (he/she or corporation) name. BMV title transfer cost absorbed by the high winning bidder is approximately $40.
