Listing Terms and Conditions
 10% non-refundable earnest money deposit due the day of sale with balance due on or before October 19th, 2022.  Per the expiring lease, the farms are free for possession upon removal of the crop in the fall of 2022. Title insurance and closing fee split 50/50 between buyer & seller. Buyers to pay 2023 real estate taxes due and payable in 2024. Sellers do not guarantee that existing fences lie on the true boundaries, and any new fencing will be the responsibility of the purchaser pursuant to SD statutes. The cropland acres, yields and bases are per the FSA office. Information contained herein is believed to be correct but is not guaranteed. The well on tract 1 was used for the pivot on tract 2. If sold separate, the new buyer will be responsible to utilize their own well or come to a well water agreement with the owner of tract 1. The new buyer(s) will be responsible to obtain new water permits if they choose to utilize the wells. These farms are sold subject to easements and restrictions, if any, and is sold subject to confirmation of the owners.
