Bidding Procedure
Timed Online Auction

Bidders must creat a Resouece Auction-NextLot account and accept the terms and conditions. Approved online bidders may set a maximum bid amount or place each bid manually. AcrePro Farm Agency is not liable for any technological difficulties or failure of the online bidding system. The purchase price will be the high bid amount at the conclusion of the auction. The auction will be extended for three minutes each time a big is placed with less than three minutes of elapsed time. 

Bidders who cannot get access to the Next Lot bidding platform can make arrangements for a company representative to bid on your behalf. All bidding accomodations must be made more than 24 hours prior to the auction commencement.

Purchase Agreement and Earnest Money

The successful bidder will receive a North Dakota Real Estate Purchase Agreement via mail or email. Upon signing this Purchase Agreement, the successful bidder is required to put down 10% of the purchase price as an Earnest Money Deposit, to be held in the AcrePro Real Estate Trust Account. The successful bidder must deliver the payment via personal check, cashiers check, or wire transfer within 24 hours of receiving the Purchase Agreement. 

Closing and Marketability of Title

Once the Purchase Agreement is signed by all parties and the earnest money has been received, a closing date will be chosen. The balance of the purchase price and the earnest money deposit will be paid no later than August 15th, 2022 or the Buyer will be in default and the earnest money will be moved from escrow to the Sellers. Sellers will provide evidence of marketable title.

1)     What is included with the home? All kitchen appliances- refrigerator, range, dishwasher, overhead microwave/ fan (fan works, microwave is not in working order), electric water heater; outdoor gas grill, on natural gas line is included. Yard art in flower beds is included. There are remotes for the gas fireplace and one power blind.

2)     What is not included with the home? Garbage service is available for a monthly fee, current dumpster onsite is not included. Dish TV receiver is not included.  All other appliances, TV’s and electronic devices not mentioned in 1) above are not included, however many are for sale on the personal property auction which ends June 27.  Washer and Dryer not included.

3)     Property characteristics as labeled by the seller can be found in the attached property disclosure forms which label any information or issues the sellers feel prudent to buyers. This is a well kept and well developed farmstead with many unique and attractive attributes. Albeit the improvements (buildings and home) on the property are believed to be in good condition, this property is sold as is with no guarantees express or implied. This is an older home, as are the outbuildings that have had reasonable to good care, nonetheless are older buildings.  Inspection times have been offered as scheduled or privately when requested. Outside inspections by companies that offer that service are and have been welcomed.

5)     Final sale is subject to seller confirmation.  Successful bidder will be required to place an earnest money payment of 10% of the final selling price with Auctioneer’s Trust Account.  Balance will be due upon closing approximately 40 days later.  Title will be transferred by two warranty deeds and seller will furnish buyer with an updated abstract to the property.  NOTE: the sale of this property is not contingent on buyer being able to obtain financing, so if your final bid is accepted you will be expected to pay for this property.  Please be prepared to do so to avoid forfeiting your earnest money.  As stated earlier, this property sells as is, so there are no contingencies for inspection or repairs.
