Listing Terms and Conditions
Terms of the sale are: A non-refundable deposit is due on the day of auction when the successful bidder will execute a standard real estate contract. Deposits are as follows. Tract #1 $5,000, Tract #2 $80,000 and Tract #3 (combination of Tracts #1-2) $85,000. Tracts #1 through two will be auctioned off one at a time and the high bids will be "held". The total sales prices of Tracts #1-2 will be added up and an $8,000 "combination privelage" will be added to that amount as a starting bid price for Tract #3. If no bids are placed on Tract #3, the "held" bids on the individual tracts will be considered the winning bids. Buyers shall provide a bank letter of credit in the amount of the deposit or through prior arrangements suitable to sellers and auctioneer. The remainder of the purchase price is due at closing in about 45 days from sale day. Sellers will pay transfer tax and provide a clear marketable title at closing. Real Estate taxes will be prorated to date of closing. The property is being sold "As is where is". Closing handled by Fred Greder of Benchmark Agribusiness, Mason City. Buyer is responsible to perform their own due diligence in regard to the value, condition, and fitness of the property. Sellers have the right to reject any or all bids. Statements the day of the auction will take precedence over all prior communications, written or oral.
