AUCTION TERMS: Hartland Auction & Realty LLC acting as Agents of the Seller. Farm Lease is closed for 2024. Buyer will receive all 2024 Cash Rent Payments. Current farm rights will end at conclusion of 2024 harvest. Buyer will assume all possession after 2024 harvest. 2% Buyer's Premium. Survey on Lot 4 and easement for access across the driveway now uploaded to website. Seller will provide pre-title commitment, survey for Lot 4, easement for Lot 3, and purchase contract which will be viewable in the descriptions sections of the (4) lots. Purchase contract signing will be completed within 24 hours of bidding ending. Auctioneer will contact successful bidders at conclusion of auction to arrange meeting. Sale is not contingent upon Buyer(s) financing. Earnest Money: Successful bidder(s) will deposit 10% of final payment amount as earnest money within 24 hours of bidding ending. Earnest monies will be held by The Title Center located in Effingham, Illinois in an escrow account which will be applied toward final purchase price at closing. Down payment will be made by personal, corporate, or cashier's check made payable to THE TITLE CENTER. Bidding is not conditional upon financing, have financing arranged.
