This is an Online Only Auction. Bidding will begin on Nov 6th, 2018 and conclude on Nov 13th, 2018. Property preview will be on Nov 6th from 3PM until 5PM or by appointment. Opening bid of $45,000 Bidding offered through Proxibid This multi-purpose building is 3600 +/- sq. ft and is located on 0.84 +/- acres and can be used for many different business purposes. Address is 500 N Main St, Honea Path SC. We will be selling all of TMS # 275-01-01-007 and triangle portion of 275-00-01-006. Building is located across N Main St from the Lou and Perry’s restaurant and across E McGee St from Credit Union. There is 140 Ft of frontage on Main St and 170 ft on McGee St. Building is concrete block with metal roof and has four main areas inside. Large showroom/work area (approx. 1600 sq. ft) through front door. This area has three roll up doors and one walk through door. To the left front of this room is an office type area (approx. 330 sq. ft) with a half bathroom and a walk-through door. To the left rear of the showroom is and area with a raised floor but no dividing wall (approx. 440 sq. ft). The rear part of the building is a large storage room (approx. 900 sq. ft) with a roll up door. Base floors are concrete slab. Walls are concrete block. Ceiling in unfinished but accept in the office area, where there is a finished ceiling. Although there are vents and ventilation ducts installed there is no HVAC system. Property is on city water and sewer and there is a natural gas line as well. According to Anderson County GIS the property is un-zoned but we are attempting to verify that now.
Auction conducted by Brooks Auction Services. We are the sole representative for and of the seller. Buyer or Buyer’s agent to verify all facts regarding the property including but not limited to square footage and condition of home. Buyer has any and all right to conduct inspections, but any and all inspections must be conducted before bidding in the auction. Terms of the auction will be that the property is selling “AS IS and WHERE IS”, contract will have no contingencies and closing will be in 30 days at attorney of buyer’s choice. Auctioneer only guaranties that the property will transfer with marketable and insurable title. 2% co-op fee paid to realtors who act as buyers agents for the winning bidders. 10% buyer’s premium will be added to the bid price of the winning bidder to establish the sales price of the property.
