OFFERING: An unimproved 80 acre located 2 miles
West of Atkinson, IL on Rt 6 and 2½ miles North on E1950 or 2 ½ miles West of
Atkinson on Rt 6 and 2 ½ miles North on E 1900. The farm has frontage on both
E1950 & E1900. Soils include Proctor, Drummer, Elburn and Tice. FSA maps
indicate there are 32.76 acres of farmland on the West side of the farm and
35.64 acres on the East side. Spring Creek runs through the middle of the farm.
LEGAL DESCRIPTION: A
strip South of canal in the SW ¼ of Sec 17 & N ½ of the NW ¼ of Section 20,
T.17N.- R.4E , Henry County, IL TERMS AND CONDITIONS:
10% down the day of the auction with the balance due on or before January
2, 2017. The successful bidder will be required to sign a purchase agreement
immediately at the conclusion of the auction. Possession will be given at
closing and a merchantable title will be provided. 2016 taxes will be paid by
the Seller and all subsequent taxes are to be paid by the buyer. The property
is sold “AS-IS WHERE-IS” free of any expressed or implied warranties as to the
condition of the property. All announcements made the day of the auction shall
