Valuable Residential Real Estate For Sale @ Online Auction

Bidding Closes July 9, 2025 @ 1:00 PM

We are offering at online auction the real estate and improvements located at 457 McGahey Ln, McGaheysville VA 22840. This 3 bedroom, 2 bath home sits on a 0.78 +/- acre lot composed to two tax map parcels. The house features 1,883 sq ft of living space and is located in a quiet country setting just minutes away from Harrisonburg, Massanutten, and Shenandoah National Park.

Attention investors, flippers, DIY and vacation rental owners - this is your kind of property! It has some challenges for sure, but with a little work and some money would make an ideal vacation rental property or DIY homeowner fixer upper.  As always, we will tell you the good, the bad, and the ugly but please do your own due diligence to make sure you understand the condition of the property and the likely repairs and work that needs to be done.

The challenges:

1. This property is in the 100 year flood plain although the house itself has never flooded according to the seller.

2. Parking is at the street and there is only foot bridge access to the house. There are concrete bridge abutments on both sides of the stream but currently no vehicle access to the house itself. We did get a quote from a bridge builder for $15-17k to install a steel vehicle bridge across the stream.

3. The property is served by a drilled well and county sewer. However the well water has lots of iron and sediment in it. Fortunately county water is also available at the street, but it would need to be hooked up. Current hook up fee from the county is $3,750.

4. The house itself is in the midst of renovations and needs some significant work. The roof is good and the house is dry but it needs plumbing repairs (new water heater, Pex piping, and fittings are present).  The rear deck and lower edges of siding are not in good condition.  Doors and some windows will need to be replaced.  (There are some new interior doors that go with the house).

This original front part of this home was constructed in 1960 and a large addition put on the rear in 1985. There are 3-4 bedrooms depending on how you count, three are on the first floor and one upstairs. Two full baths on the first floor. The older part of the house features hardwood and tile floors, the newer part of the house had carpet some of which has been removed. There is a soapstone wood stove and gas fireplace in the two larger living areas. Propane gas heaters are present along with some electric baseboard heat in other rooms. Appliances convey with the house and are relatively new.  There is no air conditioning or ducted HVAC. The house is on a crawl space (see photos).  An outbuilding in the backyard and a storage building near the parking area are included with the property.

This is not a foreclosure auction. Our seller has moved out of state and elected to use transparent and competitive bidding to establish the sales price of the property. Don't miss this great opportunity to own real estate in a desirable neighborhood.
