40 + or – Acres, 34.5 currently able to farm, 5.5 Acres CRP w/annual payment of $231 per acre expires 9/30/2027 acres CRP (CP33)  EJ Water, Electric Available, Casey Schools. Located in Sec 16, Crooked Creek Township, Cumberland County, IL. Current stand is a rye crop and buyer can farm as soon as the crop is removed. The current crop will approximately be removed by June 26thand we will update the website when it is harvested. 

ZERO BUYER PREMIUM 

The land is signed up to run power from the poles located on the south side of the property. However, there is no guarantee such poles will be going in. The agreement expires on January 31st, 2027. We have copies of the agreement, and will provide them to Buyer(s).

The new owner(s) (Buyer(s)) will receive approximate payments of $17,714.00 + $6,000.00 for the structure. This is to run power on the south side of the property and will be 6ft from the south side of the property running east & west. It will be power poles to carry DC power. 

 

If land, including a portion of whole parcel, is taken out of the USDA CRP programs prematurely after the auction closing, the new owners are liable to refund the USDA for past payments. Bidding is by the acre. The final bid price will be multiplied by the total number of acres which is 40 acres. Such a number will be put in the purchase agreement. CRP acres are closely estimated, and there is no guarantee they will exactly match up when the USDA switches to the new owner.

 

Real Estate is sold “As Is.” 10% down sale remainder due at closing approx. 40 days..  Maps, borders, on brochures, websites and markers in the field are estimates and are simply to be used as guidelines. Schmid Auction is not responsible for accidents. The biding will be by the acre. An acre price will not be put in the purchase agreement. A total tract price will be put in the purchase agreement, and it will not change for any reason including future surveys. Taxes will be prorated to date of closing.
