REAL ESTATE AUCTION TERMS & CONDITIONS
The following Terms and Conditions apply to the online real estate auction for the property listed below:
• 2824 Foxcroft Rd., Unit 63, Little Rock, AR – Pulaski County Parcel No. 43L0580102900
IMPORTANT: Bidders must carefully read and accept all the terms and conditions set forth herein before placing any bids. (Scroll down and read all terms in full before bidding.)
COURT APPROVAL
All offers are subject to the approval of the Circuit Court of Pulaski County, Arkansas, 15th Division.
BUYER’S PREMIUM
A 10% Buyer’s Premium will be added to the final bid amount to determine the total contract purchase price.
NOTICE REGARDING FINANCING
Prospective purchasers are hereby advised that, due to ongoing litigation filed by the Property Owners Association (POA) against an insurance provider, it has been communicated to us that most lending institutions are currently unwilling to provide financing for this property. Accordingly, this is a cash-only transaction.
TERMS OF SALE
Upon seller’s acceptance of the highest bid, the winning bidder shall immediately remit a non-refundable earnest money deposit equal to 20% of the total contract purchase price in the form of a cashier’s check, made payable to:

The remaining balance shall be due at closing, which will occur approximately 30 days following the auction. The buyer will receive a General Warranty Deed along with Title Insurance. Buyer and seller shall each be responsible for payment of their respective closing costs.
BUYER’S OBLIGATION
Bids placed on the Wooley Auctioneers bidding platform constitute a firm and binding commitment to purchase the property, and the bidder shall be responsible for all amounts due.
A valid credit card is required for bidder verification purposes only. Credit cards will not be charged for any real estate transactions. Wooley Auctioneers will contact the winning bidder by phone after the close of the auction with further payment instructions.
PAYMENT INSTRUCTIONS
Winning bidder must immediately provide a cashier’s check for 20% of the contract purchase price, payable to Pro Land Title Company, following the conclusion of the auction. The remaining balance is due at closing, approximately 30 days later. The buyer will receive a General Warranty Deed and Title Insurance. Each party is responsible for their share of closing costs.

SOFT CLOSE NOTICE
This auction features a soft close. If a bid is placed on an item within the final 5 minutes of bidding, the closing time will automatically extend by an additional 5 minutes. The auction for that item will only close when there have been no new bids for a full 5-minute period. This ensures a fair and competitive bidding environment and prevents last-second “sniping.”
