There is a 15% buyer's premium on all items. The Buyer's Premium is due and payable on the date of the auction in the form of a bank wire or cash. The balance will be due at the time of closing, not to exceed thirty (30) days from the date of the auction. All items are sold "as is" without warranties or guarantees of any kind whatsoever. Bidders are encouraged to inspect all items carefully before placing a bid. A preview and inspection of the property may be conducted at anytime prior to the auction. If a bidder needs entry into the home, they will need to make arrangements with the Auctioneer to get the key. The sale of the real estate includes all mineral rights owned by the estate. We do not know how many acres of mineral rights exist, so it will be the duty of the bidder to check that out before placing a bid. A small amount of the mineral rights of this property belong to the State of Louisiana and therefore cannot be transferred by the estate, however we are not certain of the exact amount. Buyer is responsible for paying all closing costs and may elect to use a closing attorney or title company of its choice. The property taxes will be pro-rated for the year 2019.
