R/K Auction Co LLC along with their employees are seller’s agents and are licensed in the state where the property is located. We strongly recommend buyers secure buyer representation, at their expense.

Bid’s placed within the last 5 minutes of the auction will extend the auction an additional 5 minutes. Bid extensions continue and auction does not end until there are no bids for 5 minutes.

THE PROPERTY WILL BE SOLD AS IS WITH NO WARRANTIES EXPRESSED OR IMPLIED.

The mineral estate sold hereunder is being sold by Seller as the Personal Representative of a Decedent’s probate estate and Seller therefore has no personal or special knowledge of the condition or marketability of title to the same. It is the Buyer’s responsibility to inspect and investigate the mineral estate, review all pertinent documents and information available, consult such outside records and sources.  The Buyers are responsible for the evaluation of the property and shall not rely upon the Seller or Auctioneer including their employees or agents.

Buyers who are unable to close because of insufficient funds will be in default and the escrow money will be forfeited.  The full purchase price must be paid at closing in 30 days.  The effective date of the sale will be July 1, 2023.

It is recommended Buyers consult with an attorney of their choice with respect to all matters regarding the purchase of the mineral estate, including understanding the disclosures and disclaimers, prior to the Auction.

Buyer’s obligation is absolute and not conditioned or contingent upon obtaining financing, performing an investigation, or any other condition or contingency.

This property sells for cash with no owner financing. Bidders must have financing secured prior to bidding. The sale of this property IS NOT contingent on the bidder securing financing.

The auction begins Monday, June 19th, 2023 at 10AM, and will end Wednesday, June 28th, 2023 at 1PM.

All bidders must register their name, address, and telephone number for your bidding number to be approved. 

The successful bidder will be required to sign an Earnest Money Receipt and Purchase Agreement at the close of the real estate auction. A total deposit of 10% of the purchase price will be required. Those funds will be placed into a R/K Auction Co LLC Account as good faith money until closing. 

The contract signing will take place at McKennett Forsberg & Voll P.C. 217 Main St S, Watford City, ND 58854

If the winning bidder is unable to come to the McKennet Forsberg & Voll office for signing of the contract, contact Rex Korslien 701-580-5362. Arrangements will be made to email or fax a copy of the contract for signature.

Purchasers who are unable to close because of insufficient funds will be in default and the deposit money will be forfeited. Balance of the purchase price must be paid in full at closing in 30 days.

Closing Agent Fee will be the responsibility of the Buyer, at $500.00 per tract.
