You, the bidder, are responsible to secure your items you have bid on and won. Announcements made on Auction day take priority over previous publications or electronic communications.

 

In summary,  it is high winning bidder responsibility and requirement to take all paperwork to the County Treasurer's/Assessor office to pay outstanding taxes on home(s) and obtain transfer of title permit. He/she/they will then take all issued paperwork to the Indiana BMV (Bureau of Motor Vehicles) to have title transferred into their (he/she or corporation) name approximately $40 expense.

 

IF  home(s) a "Must Remove, " high Winning bidder has 30 days after the auction to properly remove the home(s) off of community  grounds.  Moving permit/certificate of insurance to be supplied to the respective MHC management company  office prior to removing or tear down beginning on said home.

 

Other questions commonly asked by bidders - NO, you cannot purchase a home and then use it for rental income & rent it out with you as owner/landlord.  Homes in either community must be owner occupied - who lives here MUST be listed on the Title. You can purchase to re-sell it to an approved community resident within a 60 day time period after Auction Date purchase. 

 

Directions:  From US Hwy 6 & the Porter County/Lake County - County Line Rd. traffic light, go south 1/2 mile to the entrance for Ingram Manor Community, enter eastbound on Exeter Ave., it's across from Calumet Park Funeral Home. Go to the circle around area for Ingram Manor Office & Sales Center building, a parking lot is on its north side. Note - 3 different & separately managed manufactured housing communities are sandwiched next to each other on the east side on County Line Road, starting with Camelot Estates, then Camelot Manor & the 3rd & furthest south is Ingram Manor - Ingram is the one you want to enter for this Public Auction.

Dress for Weather. Always Watch your step & head when inspecting these homes.  Don't flip cigarette butts on street, driveway or ground, only in proper receptacle. Please respect neighbors and not block driveways, mailboxes or pull off street onto their grass-allow wide street access for potential passage of any emergency vehicles.
