SALE ANNOUNCEMENTS
Selling: tracts Arno College Grove Rd. College Grove, Williamson County, Tennessee
TERMS:
1) The Auctioneer reserves the right to control the size of bids for overall speed of sale and clarity.
2) A Buyer's Premium of 10% will be added to the final bid to arrive at the Final Contract.
3) 10% as deposit in cash or certifiable check with the Final Contract, balance at closing within thirty days.
4) The Seller reserves the right to accept or reject any or all bids or offers.
5) Additionally, the Seller will allow up to 30 from the date of the mutually signed contract for the Buyer, at the Buyer's expense, to perform due diligence to ascertain if the property meets the Buyer's needs and requirements. If the property meets the Buyer's requirements, the property will close before or within 15. If the property does not meet the Buyer's needs, the Buyer must indicate so in writing as soon as determined with satisfactory explanation, and the deposit will be promptly refunded.
6) In all matters, this property is selling like all auctions "as-is, where-is." It is suggested that Bidders and Buyers fully research ALL CHARACTERISTICS of the property being sold to their own satisfaction and use prior to bidding or bid waiving inspection. This property is selling strictly 'AS - IS' with no contingencies, guarantees, or warranties expressed, implied, or subject to financing, except any conditions or contingencies the Seller may except and evidenced in writing.
7) 3% Buyer's Agent fee offered to licensed real estate professionals who pre-registered buyers.
8) This tract will be combined with the adjacent tract of approximate same acreage and sold together in the last sale of this Auction to see which method produces the best benefit to the seller.
THE SELLER WILL PAY FOR: the warranty deed, insured title, closing statement and their pro-rata part of the current taxes and all back taxes, if applicable.
THE BUYER WILL PAY FOR: recording the warranty deed, any costs the Buyer incurs in their own financing and their pro-rata part of the current taxes.
TOTAL TAXES FOR 2018: County, $312.83
SEPTIC: The Williamson County Department of Sewage Disposal has indicated this lot will require an engineered sewage disposal system if possible.
POSSESSION: date of deed
SUBJECT TO any restrictions, easements, and/or any other limitations of record.
THE BUYER is responsible for obtaining their own permits for improvements whatsoever.
The Seller, or the Seller through our Brokerage Company may require any bidder or prospective bidder to provide proof of financial responsibility or legal capacity to contract and close this sale within the time and terms announced.
