4) Additionally, the Seller will allow up to 15 calendar days from the date of the mutually signed contract for the Buyer, at the Buyer's expense, to perform due diligence to ascertain if the property meets the Buyer's needs and requirements. If the property meets the Buyer's requirements, the property will close before or within 15 calendar days, on a day not on a weekend or a National Holiday. If the property does not meet the Buyer's needs, the Buyer must indicate so in writing and the deposit will be promptly refunded.
5) In all matters, this property is selling like all auctions "as-is, where-is." It is suggested that Bidders and Buyers fully research ALL CHARACTERISTICS of the property being sold to their own satisfaction and use prior to bidding or bid waiving inspection. This property is selling strictly 'AS - IS' with no contingencies, guarantees, or warranties expressed, implied, or subject to financing, except any conditions or contingencies the Seller may except and evidenced in writing.
6) 1% Buyer's Agent fee offered to licensed real estate professionals who pre-registered buyers.
7) The Auctioneer reserves the right to control the size of bids for overall speed of sale and clarity.
