Ft. +/- Warehouse / Shop located on a corner lot in Webbers Falls, Ok. 74470 This property is located just a short distance from the Arkansas River and could make a great location for a marine storage facility or repair shop. The Real Estate will be sold in As-Is, Where-Is, condition at the time of auction. All interested buyer's are encouraged to conduct a property inspection prior to the auction. The expense of the inspection will be the responsibility of the party requesting the inspection. The purchase of the property at auction will not be contingent upon any financing or lender requirements. All lending if needed should be in place prior to the auction. The final highest bid will be presented to the owner for final approval / acceptance. The winning bidder will be required to provide an auction fee amount equal to 10% of the winning owner accepted bid amount. The 10% auction fee is not a down payment or earnest money applied towards the purchase of the property, but an additonal amount applied to the final bid total. The winning bidder / buyer will be expected to close on the real estate transaction on or before 30 days from the date of the auction. There will also be a good variety of Woodworking Tools, Shop Tools, and other Various Items available the day of auction.
