TERMS: $2,000 down the day of the auction. Possession to be within 30 days of closing. Taxes prorated. No Survey unless required for clear title. Sold "as is". Bid is not contingent upon financing. Home has a 1% buyers premium. Bid price will have 1% added to make the selling price. Absolute auction, sells regardless of price. RE BROKERS: Must Register Clients 24 hrs. in advance of the auction & be present with them at any & all showing they attend including the auction to receive compensation. Client Registration form is in docs. Seller has the right to accept bids prior to auction. ***BUYER'S PREMIUM AND TAX: A buyer's premium equal to 10% will be applied to all winning bids The buyer's premium percentage will be applied to each lot sold, to be paid by the buyer, as part of the pinal purchase price. There is no TAX. ***PAYMENT: Payment for any purchase is considered due and payable on receipt of invoice. All payments are due in our office within 5 days of auction. AAA Auction Service, Inc., may, in its discretion, ban buyers from participating in future auctions if payment is not received within 10 days of auction. All purchases must be paid for before merchandise is removed from auction premises. Payments accepted are cash, check (merchandise may be held until cleared by bank), bank check or money order, bank wire transfer, PayPal (online bidders only), or Visa/Mastercard. Any PayPal or Credit Card purchases must be made with AAA Auction Service office, & will charged a 4% convenience fee. Personal checks from bidders unknown to AAA Auction Service, Inc., will be acceptable only if credit has been previously established or if a bank authorization has been received guaranteeing a personal check. The buyer agrees to pay AAA Auction Service, Inc. a handling charge of $35.00 for any check not honored by the drawee. If the purchaser breaches any of its obligations under thse conditions of sale, including its obligation to pay in full the purchase price for all items purchased, AAA Auction Service, Inc. may exercise its rights under the law, which may include canceling the sale and applying any payments made by the buyer to the damages caused by the breach, and/or offering at public auction, without reserve, any lot or item for which the buyer has failed to pay in full or failed to remove from the premises with 30 days. The buyer will be held liable for any deficiency plus all costs of sale. OPTION 2: At bidder's request, auctioneer will pack and ship items to bidder only if items can be shipped in USPS Priority Flat Rate Mailing Box or Envelope. (The largest USPS Flat Rate Box measures 12"x12"x8".) In this event, bidder agrees that (a) all such packaging, handling and shipping is at sole risk of the purchaser and that auctioneer shall have no liability for any loss or damage to such items, and (b) purchaser shall pay all charges in advance of item being shipped. The bidder will pay all postage or freight costs, plus an appropriate handling fee to account for time & materials. This handling fee will be $5 per winning bidder for first item and $3 thereafter per item with a cap of $50.
