Buyer's Premium: 10%
Upon the Sellers acceptance of the highest offer, the successful buyer will be required to make a non-refundable down payment in the amount of 10% of the contract purchase price. The balance is due within 30 days of the accepted offer at closing. Seller will provide the purchaser an Owners Title Insurance Policy at closing. Buyer & Seller will each pay their respective portion of the closing cost & taxes which will be prorated to the date of closing.

The auctioneer reserves the right to refuse registration to any bidder that has failed to follow through on contractual obligations in past auctions, or that don't provide the required registration requirements. Strobbe & Co. and or its agents; as well as Executors, Administrators, and Heirs to the estate disclose they reserve the option to transparently bid on the lots associated with this auction.
PRE-AUCTION OFFER:
Pre-Auction Offers must be presented in writing to Brett Strobbe at Strobbe & Co prior to the conclusion of the auction date stated. The property is subject to pre-sale. If a pre-auction offer is accepted by the seller, the outstanding high bidder on the online auction will be notified and the bid considered to be void. The high bidder at the time of the accepted pre-auction offer will have no contractual obligation to fulfill his or her bid submitted in the online auction.
