Farm #3 will be offered in two tracts, separately & together (Tract #1: the north 80 +/- acres of the NE/4; Tract #2: the south 68 +/- acres) 2018 Taxes: will be prorated to the day of closing Possession: Farms #1-#3 will be given upon signing the purchase contract & acceptance of the escrow deposit for the purpose of tilling the soil as is necessary for conserving moisture & for preparing for & for planting a crop. Full possession will be given at closing. Farm #4 will be given at closing. Terms: 10% of the purchase price is to be placed in escrow the day of the auction with the balance being due upon delivery of merchantable title.
