LOCATION: From the intersection of Highway 136 and 572nd Avenue (1 mile Southwest of Jansen, Nebraska), then 1 ½ miles South to the Northwest corner of the farm.

 

LEGAL DESCRIPTION: The North Half (N ½) of the Southwest Quarter (SW ¼), Section Nine (9), Township Two (2N), Range Three (3), East of the 6th Principal Meridian, Jefferson County, Nebraska.

 

GENERAL DESCRIPTION: This is a very nice, level to gently rolling irrigated farm with approximately 73% Crete Soils.  Per the Assessor, the tract contains 80 acres.  The pasture is fenced and has a pond.  There is good access through the pasture to access the back 10.09 acres of farm ground.

 

FSA DESCRIPTION: FSA data shows that there is a total of 80.03 acres of cropland; of which, 63.89 acres is HEL and balance is pasture, pond, timber, and road.  FSA Crop Data is as follows:

IRRIGATION INFORMATION: The well was drilled in 1959, is 8 inches in diameter, 204 feet deep, and test pumped at 800 gallons per minute.  The LP power unit and LP tank are included in the sale.  The well and equipment have not been used for the last few years.

 

MINERAL & WATER RIGHTS: Any mineral and water rights owned by the Seller will transfer to the Buyer.

 

INSPECTION: The ground is open for inspection.  Seller and Auction Company are not responsible for accidents or loss during inspection.

 

LEASE INFORMATION:  The farm is sold subject to lease of the crop land for the 2017 crop year.  The rent payment of $7,000 will be paid to the Buyer.  The pasture is not rented for 2017.

 

POSSESSION: Landlord possession of the crop ground granted at closing.  Full possession of the crop land will be granted March 1, 2018.  Full possession of the pasture will be granted at closing.

 

TAXES: Seller shall be responsible for the 2016 and all prior years taxes.  The 2016 taxes were $3,902.06.  Buyer will be responsible for the 2017 and all subsequent years taxes.

 

MANNER OF SALE: The property will be sold by dollars per acre times 80.

 

TERMS: An earnest deposit equal to 20% of the purchase price shall be paid the day of the auction upon signing the purchase agreement.  The balance shall be paid on closing which will be on or about April 10th, 2017 in the form of certified funds.  Title insurance and escrow closing fees shall be shared equally between Buyer & Seller.  Any lender’s policy or required endorsements shall be the expense of the Buyer.  Abstract &Title, Inc. shall be the title insurance company.  Schultis & Son, Inc. will conduct the escrow closing.  The farm is not being sold contingent on loan approval.  Make all financial arrangements prior to the auction.  The property is sold in “AS IS” condition with no survey, warranties, inspections, repairs, or treatments provided or paid for by the Seller or Real Estate Firm.  Schultis & Son, Inc. are agents of and represent the Seller in this transaction.  Any announcements made the day of the auction take precedence over printed or oral information provided.  Sale is subject to confirmation by the Seller.
