CARL WOOD AUCTIONEERS TERMS & CONDITIONS FOR REAL-ESTATE BUYER/BIDDER TERMS AND CONDITIONS BIDDER REGISTRATION AND DEPOSITS: The auction is open to the public. Although there is no obligation to bid, all prospective buyers must register at the auction, in order to bid. Certified check made payable to yourself, OR CASH, in the amount of $2,000 must be shown at registration. 5% down day of auction, of which $2,000 of that amount is payable in cashier's check made out to yourself, or cash. Balance of deposit may be paid with a personal check. (The minimum deposit is $2,000.) If you are the highest bidder, you will endorse the cashier's check and turn it over to the escrow agent. If you are not the highest bidder, simply redeposit in your bank. Auctioneer reserves the right to accept or reject any and all forms of deposit. Registration at the auction finalizes each bidder's agreement to the terms and conditions of sale. BUYERS PREMIUM/AUCTION FEE: A 5% BUYER'S PREMIUM/AUCTION FEE will be added on to the high bid to form the contract price. The 5% non-refundable BUYER'S PREMIUM/AUCTION FEE shall be made to Carl Wood Auctioneers by personal or company check at the conclusion of the auction. EARNEST MONEY: If you are the successful bidder you will also be required to pay 5% non-refundable earnest money payable to the closing agent by personal or company check at the conclusion of the auction. CONTRACTS: The successful bidder must sign all documents and contracts immediately upon conclusion of the Auction. OBLIGATIONS: Purchaser will pay all closing costs associated with this transaction with the exception of the Seller providing owners title insurance, pro-rated taxes and septic inspection. All other expenses will be paid by Buyer, again, the Seller will provide the owners title policy. REAL ESTATE CLOSING: Buyers must close sales of real property within 30 days or forfeit any and all money. PROPERTY WARRANTIES AND GUARANTEES: Property is sold where is as is with no warranties or guarantees of any kind expressed or implied.
