Sales price shall be defined as the high bid plus a 10% buyer's premium. Any successful Bidder's not returning the contract & earnest money within 24 hours shall be considered in default. BUYER'S PREMIUM: A buyer's premium of ten percent (10%) shall be added to the successful bidder's high bid and included in the total purchase price to be paid by the successful bidder. For example if $100,000.00 is the final bid $110,000.00 will be the final purchase price. REAL ESTATE CLOSING: Sellers will convey by general warranty deed or similar type deed, such deeds and conveyances shall be without covenants, free and clear of all recorded liens, except those liens to be discharged upon closing, and with the exception of any environmental control board liens and/or emergency repair liens.
