Everything will be sold as-is. There are no reserves. For live bidders, there will be no sales tax or buyer's premium charged at this auction. For internet absentee bidders, a 10% buyer's fee will be charged as will sales tax (where applicable). No Warranty: All items are sold as is where is without guarantee of any kind. If you are unsure about an item, please do not bid. Disputes: In the event of a tie bid, the auctioneer reserves the right to re-open the bidding between the two bidders. If any other dispute arises, the auctioneer reserves the right to re-open bidding all together. The auctioneer's decisions are final. Buyer's Responsibility: After you have been declared the successful bidder, the item (s) become your responsibility at this point even though you may not have yet paid for the item (s). The buyer assumes all risk of loss or damage. Buyers should safe-guard their items accordingly. Personal Injury: Bidder acknowledges responsibility for any personal injury or property damage and further agrees to hold the auctioneer harmless from any personal injury to himself or his agents and any property damage incurred on auction premises.

For internet absentee bidders, please place your maximum absentee bids before the deadline of 9am CST on Saturday June 23rd. Please keep in mind, this auction has several hundred to over a thousand lots, so if you can make the auction, it would be good as we are still unpacking boxes. The sheer scope and random nature of the items is interesting. Carl & Gloria Gengenbach owned the Grand View Hotel in Phillips, along with a craft store in the 70s to 80s. The Hotel came down in 1985. They have both passed and their large collections are to be sold. They kept many architectural items, furniture, and fixtures from the hotel. There is a barn, a large building that they built specifically to house their items, and a house that is packed with many vintage, antique, and usable items. We will run two rings for most of the day, so bring a chair and a friend. There is a very large amount and multiples of many items. We have a running list of items on the website.
